Managed lighting systems from Ex-Or Limited are helping companies worldwide to cut their greenhouse gas emissions. Australian companies in particular recognise that sophisticated lighting control is the key to meeting the stringent five-star Australian Building Greenhouse Rating (ABGR).
The Investa Property Group, one of the country’s largest property companies, has achieved this five-star rating following the installation of the Ex-Or MLS Digital Managed Lighting System throughout its prestigious new HQ building in Sydney.
Because of the networked Ex- Or MLS system, lighting that previously ran for very long hours is now switched off automatically in any vacant area during the day. It is programmed to react automatically and seamlessly to ambient light, occupancy and movement. There are no light switches in the building so if any occupant wants to alter a personally lit space, manual adjustment is available via hand-held controllers.
Investa Property say the Ex- Or system is saving them AU$25,000 per year on its electricity bills and reducing its annual CO2 emissions by 310 tonnes.

“We are already seeing the benefits of the lighting system with both energy and money savings.”
The need to reduce greenhouse gas emissions was also the driver for The Australian Football League to have the Ex-Or MLS Digital Managed Lighting System installed during the lighting control retrofit of its 4,000m2 head office at Telstra Dome, Melbourne.
The Ex-Or MLS consists of motion sensors connected in a peer-to-peer network to enable zoning of corridors, open office areas and enclosed offices. Lights now operate automatically, meaning staff no longer use light switches. Lights are only switched on in occupied areas, with corridors linked to all areas to maintain a safely lit exit route whenever there is occupancy on the floor.
As a result of the installation, the AFL expects to reduce greenhouse gas emissions by 386 tonnes per annum, equivalent to taking around 85 cars off the road permanently. As a further benefit, the capital cost of the works is expected to pay for itself within three years, providing the AFL with a positive financial return within the term of occupancy.
AFL House Administration Manager Bernie Dillon said: “All of the staff are very happy with the new system because they understand the reasons for the installation and believe that it is a good move. The AFL is also very keen to set an example for the community and believe that this is a positive step.”
