Commissioning management specialist Commtech have managed the mechanical and electrical commissioning for three of the main buildings in the huge Spinningfields development in Manchester.
In two of the projects, Commtech was also responsible for handson commissioning.
“This development was a fast track project so keeping to the schedule was critical to the success of the undertaking,” noted Commtech’s Northern Region Director Nigel Hersee. “We were very pro-active in our involvement and worked closely with other members of the construction team to complete the project on target.”
Spinningfields is a major development by Allied London who worked in partnership with Manchester City Council to provide 375,000 sq m of commercial, retail, civic, residential and open space within Manchester’s city centre business district.
Commtech was commissioning manager at No.1 Spinningfield Square, which is the principal entrance building to the Spinningfields Development. The eight-storey structure offers 17,000 sq m of mixed office and retail space. This area is let to the Royal Bank of Scotland, with whom Commtech has a long association.
Commtech was also hands-on commissioning manager for another two projects at the Development. One of these projects was the development and build of a new magistrates’ court. Here the company carried out the commissioning as well as managing the processes.
Situated close to Spinningfields Square, the new court building houses 18 magistrates’ courts and a coroner’s court, set above a nine metre high retail podium and secure underground car park. Six Commtech operatives with a range of specialist skills were located permanently on site from November 2003 to completion.
Commtech’s third and final project, at 1 Hardman Boulevard, one of the largest buildings in the development, required eight operatives to complete commissioning on target for the end of last year. This 10-storey building is also let to the Royal Bank of Scotland and provides over 42,000 sq m of airconditioned office and retail space.
